Solsten CRE groups properties into named portfolios and rolls their models up: ownership-weighted NOI, cash flow after debt, value, debt, occupancy, DSCR and LTV, a combined operating statement by year, a fund-level GP/LP waterfall, distributions recorded against the projection, and a login for each limited partner that shows only their own position. The fund view is computed from the same lease-by-lease models you underwrote with, so nothing is re-keyed.
Portfolios are included from Starter at $99/mo. Investor logins never count against seats.
Most portfolio reporting is a spreadsheet that collects numbers typed in from other spreadsheets. It is stale the week it is built, it disagrees with the deal models underneath it, and nobody can trace a fund-level NOI back to a lease.
In Solsten the portfolio is a roll-up of live property models. Each property's figures are scaled by the share of that property the portfolio reports on, 100 percent by default and lower only for genuine co-ownership, then summed by year. Change a lease or a loan on one property and the fund view moves with it.
Two modes cover both halves of ownership. Projected Full Year is the underwriting view. Actuals plus Remaining plus Full Year uses recorded actuals for the months that have them and the projection for the rest, so the fund's year-to-date and its full-year forecast sit in the same column set.
Portfolio types cover funds, syndications, joint ventures and custom groupings. A property can sit in more than one.
Each KPI opens its own year-by-year trend chart across the hold.
Underwriting, asset management and investor reporting on one model, rolled up by fund.
Twelve portfolio KPIs computed from the property models, not re-keyed. Click any tile and the trend chart shows that KPI across the hold, year by year.
PGI through NOI, debt service and cash flow summed across the fund by year, with each property's contribution broken out. Actual year-to-date and projected remaining when actuals exist.
Assign investors at the fund level and run one waterfall on the aggregate cash flow: return of capital, preferred return (simple or compound), GP catch-up, promote. Every tier is previewed first.
Record each distribution by investor, type, date and period, with the projected amount beside the actual. Every entry lands in that investor's history with the variance.
Each LP logs in and sees only their slice of the fund: equity, distributions received, projected remaining, preferred return paid and accrued, and their own IRR and multiple.
DSCR, LTV and debt yield per property and for the fund, covenant thresholds with status, loan maturities, forward projections and recent loan payments, in one on-demand view.
An investor opens the portfolio and sees their own position only: equity, blended ownership, distributions received, projected remaining, preferred return paid and accrued, their NOI share, and their projected IRR, multiple and NPV. The sponsor sets the disclosure level. The scoping happens on the server, not in the browser.
A handful of deals, a handful of LPs per deal, and a fund-level view when the second fund starts. Each investor gets a login that shows only their position.
LP investor reportingOccupancy, NOI, debt and coverage across the whole holding, with the actuals you record each month rolled into the fund forecast.
Asset management workflowVariance by property inside one statement, and a covenant view with actual DSCR, LTV and debt yield per loan against the thresholds.

Commercial real estate portfolio software rolls the financial models of several properties into one fund-level view: aggregated NOI, cash flow, value, debt, occupancy, DSCR and LTV, a combined operating statement, fund-level investor assignments and waterfalls, and a reporting view for each limited partner. It covers the investment side of running a book of properties. Rent collection, accounts payable, the general ledger and maintenance belong to property operations software, which is a different category.
Each property keeps its own lease-by-lease model. The portfolio scales every property's figures by the share of that property the portfolio reports on (100 percent by default, lower for genuine co-ownership) and sums them by year. NOI, value, debt and debt service are weighted sums; occupancy is weighted by rentable square feet; DSCR is total weighted NOI over total weighted debt service; LTV is total weighted debt over total weighted value; the cap rate is forward twelve-month NOI over estimated market value, value-weighted across the fund.
Yes. Each property carries its own GP/LP waterfall (return of capital, preferred return with simple or compound accrual, GP catch-up, residual promote). A portfolio can also enable fund-level investing, assign investors at the fund level, and run one waterfall on the aggregate cash flow with its own preferred return rate and method. The configuration section previews every tier before anything is distributed.
Only their own position: equity invested, blended ownership, distributions received, projected remaining distributions, preferred return paid and accrued, their NOI share, and their projected IRR, equity multiple and NPV. The sponsor chooses a disclosure level per portfolio: summary only, line items, or full. The view is scoped on the server; one investor cannot see another investor's position or the GP's fees and waterfall internals.
Either. The page has two modes: Projected Full Year, and Actuals plus Remaining plus Full Year, which uses recorded actuals for the months that have them and the projection for the rest. Distributions paid to investors are recorded against the projection, and the lender and covenant view reports actual DSCR, LTV and debt yield per loan against the covenant thresholds you set.
No. Solsten does not collect rent, pay vendors, keep a general ledger or run maintenance. It does not move money, collect subscription documents or produce K-1s. It is the underwriting, asset management and investor reporting layer: the model you bought the deals with, kept alive after closing and rolled up by fund.
Portfolios, waterfall modeling and investor logins are included from the Starter plan ($99 per month, 1 portfolio) and the Professional plan ($179 per month, 3 portfolios). Enterprise plans are tailored. The Free plan covers one property and no portfolios. Investor logins are viewer access and never count against editor seats.
Underwrite the first property free. When the second one closes, create the portfolio, assign the investors, and the fund view, the waterfall and each LP's login come from the models you already built.
Portfolios from $99/mo on Starter. No credit card to start.
